Questions
How is each line worked out?
Total Closing Costs are loan costs plus other costs (taxes and fees, prepaids, the initial escrow payment and other), less lender credits.
Closing Costs Financed are the part of the loan amount above the price, up to the total closing costs. Down Payment/Funds from Borrower is the price less the loan amount. The Deposit is subtracted, and Funds for Borrower is $0 on a purchase.
Seller Credits and the credits under Adjustments and Other Credits are subtracted only up to the closing costs left to pay. Cash to Close is the sum of every line.
Why isn't all the credit used?
A seller credit or other credit pays closing costs, prepaids and escrow deposits, never the down payment. When credits are more than the closing costs left to pay, the extra shows as unused and doesn't lower cash to close. Down payment assistance is the exception, when the program allows it.
What does it leave out?
Refinances. Which tolerance a charge falls in, and how a charge moved between estimates. How a credit is spread across individual charges. Escrow analysis, such as cushions. Costs paid before closing, which appear on the Closing Disclosure rather than the Loan Estimate. Whether the program allows the credits entered: use Seller Contributions for the limits.
